Pricing and Offers
At 702 Cash Buyers, we pride ourselves in being able to get you a Cash Offer within 24 hours, or sometimes even within the same day!
Selling your home without an agent does save you on paying commissions on the sale of your house but often you are still responsible for closing costs, title fees, etc. However if you decide to sell to 702 Cash Buyers, we often pay for your closing fees as well!
We do our very best to get you the best and most fair cash offer as possible based on the current condition of your property. We promise to deliver the best cash offer based on the current as-is value that is fair and acceptable to all parties involved. Unlike other companies out there that might get you a blanket lowball offer, we will be completely transparent with you in how we arrive at our offer value. We will get you an offer that is always based on the ARV (After Repair Value) of your property minus all the costs associated with renovations and the resale costs involved.
Our offers are simply based on a formula:
[Your Offer] = [After Repair Value] – [Cost Of Repairs] – [Our Selling Costs] – [Our Minimum Profit]
To come up with a fair offer for your property, we essentially just do a market assessment to determine what your property could be worth once it is fully renovated. Once we determine that value, we assess the cost of repairs, how much it would cost us to sell the property, plus subtract out our minimum profit to the business, and the rest is what we can offer!
Simple, straightforward, and strictly based on the numbers. We do our best to get you a quick and fair cash offer based on these criteria.
Absolutely not. When you sell your property to us, you do not have to pay any fees, commissions, or make any repairs. We even help pay for your closing costs!
Once we agree on the terms to purchase your property, we send you a purchase and sale agreement to sign. Once the purchase and sale agreement is signed, we send the agreement to the title company and escrow is opened.
We understand things happen. Contact our team if something changes and we can work with you about changing the closing date. We will simply send you an addendum to sign and make the change.
Inspection Process
Nope. No need, we have been doing this for some time and have a good grasp of the market and what a property will need from simple photos and at times a quick walkthrough. We know how long an drawn out Property Inspectors and Appraisers can take, they can really delay things so we don’t do it.
Yes. We would like to meet with you in person to learn more about your situation, your goals, and your property. Within a few days of a signed agreement, we will schedule a free inspection to review your property more in depth. This inspection helps us get a better idea of what repairs we may need to make after closing on your property.
We will need access to your entire home to get the full picture. We take a look at the entire house - bedrooms, bathrooms, living room, kitchen, backyard, etc. We need to fully determine the condition of the property inside and out.
In most cases, it shouldn't take more than an hour of your time. Although larger properties or multifamily properties may take a bit longer.
